Florida has a rich inventory of historic and architecturally distinctive homes — Craftsman bungalows in St. Petersburg, Mid-Century Modern ranches throughout Pinellas, early-20th-century frame vernacular homes in Dunedin and Safety Harbor. Homeowners of these properties often worry that impact windows will compromise their home's character. The good news is that modern products have improved significantly in aesthetic range, and thoughtful selection can preserve the look while meeting current code.

The Historic District Question

If your home is in a designated historic district (parts of downtown St. Petersburg, Safety Harbor, Tarpon Springs, and others have these designations), replacement windows may be subject to review by a Historic Preservation Board or similar body. The requirements vary by district but generally focus on maintaining the appearance of original windows from the exterior — similar divided light patterns, compatible frame profiles and colors.

This doesn't mean you can't have impact windows — it means the product selection has additional constraints. Simulated divided light (SDL) impact windows, which use applied grilles to recreate the appearance of individual pane windows, are often an approved solution.

Mid-Century Modern Homes

MCM homes present a different challenge: they often feature distinctive horizontal windows, jalousie (louvered) windows, and large sliding glass doors that define their aesthetic. Jalousie windows cannot be made impact-rated and should be replaced; the challenge is finding replacements that don't disrupt the MCM proportions. Horizontal sliding windows and narrow-profile aluminum frames are typically the right solution.

Matching Existing Frame Profiles
